The NR6 is a CRA form that lets non-resident landlords pay withholding tax on net rental income instead of the default 25% on gross rent — typically saving 50-75% on tax withheld. You deduct expenses like mortgage interest, property taxes, insurance, and repairs before calculating the withholding amount. Both the non-resident and a Canadian agent must sign the form.
Who needs to file an NR6?▼
Any non-resident of Canada who owns rental property in Canada and wants to reduce their withholding tax from 25% of gross to 25% of net income. Without an NR6, your property manager or tenant must withhold 25% of gross rental income and remit it to CRA. Filing an NR6 lets you keep more cash flow throughout the year.
Is Airbnb or short-term rental income eligible for NR6?▼
Yes, Airbnb and short-term rental income qualifies for NR6 filing as long as it is classified as rental income, not business income. Most individual hosts with one or a few listings qualify. If you operate a hotel-like business with significant services (cleaning, meals, concierge), different rules may apply — consult a tax professional.
What happens if I don't file an NR6?▼
Without an NR6, CRA requires 25% withholding on your gross rental income — not net. On $36,000 gross rent, that means $9,000 withheld instead of roughly $4,000 on net income. You can recover the excess by filing a Section 216 return, but you lose cash flow all year. The NR6 is the more efficient solution.

How long does the process take?▼

Filing Requirements
What documents do I need to file NR6?▼
You need your property address, monthly rental income, and annual expenses (mortgage interest, property taxes, condo fees, repairs, insurance). No physical documents are required — reasonable estimates are acceptable for expenses. Our form collects everything in about 5 minutes.
When is the deadline to file NR6?▼
File the NR6 on or before January 1 of the tax year, or before the first rental payment is made. You can file late — the reduced withholding takes effect once CRA approves it — but cannot be applied retroactively. For the following year, file by December 31.
Do I still need to file a Section 216 return?▼
Yes, filing a Section 216 return is mandatory if you have an approved NR6. We handle it for you — it's included in the $999 annual package. We prepare and file it by the June 30 deadline to report your actual rental income, reconcile withholding, and claim any refund.
What if I have multiple properties?▼
